Greenberg Traurig’s Ryan D. Bailine Discusses Innovative New Projects and Emerging Trends in Florida’s Apartment Market at Third-Annual Florida Multifamily Summit

MIAMI – Oct. 15, 2014 – Ryan D. Bailine, a Shareholder with the Land Development Practice Group at the Miami office of international law firm Greenberg Traurig, discussed the latest trends in innovative Florida apartment developments at the third-annual Florida Multifamily Summit. The summit, presented recently by CBRE at the JW Marriott Marquis in downtown Miami, brought together noted multifamily development leaders to discuss the latest industry trends in development, the debt and equity landscape, and the condo conversion market.

Bailine’s panel, “Avant-Garde Florida Apartment Developments,” focused on the most dynamic apartment developments that have been delivered during the past year as well as emerging trends in design and construction.

“Although the state’s condo market has been stealing the lion’s share of the headlines, the region’s apartment market deserves equal attention today because it is just as hot and positioned for major growth,” Bailine said. “Many of the cranes filling today’s skyline are actually related to the construction of new apartment buildings.”

Bailine discussed a variety of topics including:

  • As developers begin to cater to the “new apartment resident,” today’s new projects are about “laptops and lattes.” Apartments in all types of neighborhoods are being designed more like trendy condos that would typically be found in some of the state’s most upscale markets.
  • Apartments are being treated by their builders as more of an investment as opposed to a development play, making apartments one of the hottest sectors in today’s real estate market.
  • Apartment developers are building new public parks, including dog parks and child-focused parks, to “build” communities and create neighborhoods around their projects.
  • Apartment developments are being connected to and/or promoting public transportation.
