Greenberg Traurig Attorneys Represent Mill Creek Residential in Closing on Miami Property for Modera Biscayne Bay

MIAMI – Feb. 1, 2019 – Ryan D. Bailine and Gavin M. Loughlin, shareholders in the Miami office of global law firm Greenberg Traurig, P.A., led a team of attorneys representing Mill Creek Residential in its acquisition and $120 million development of approximately two acres of property at 411 NE 21st Street in Miami’s Edgewater neighborhood. The existing Unity on the Bay Church will relocate to a new location within the next several months.

Mill Creek Residential expects to break ground in the first half of 2019 to build Modera Biscayne Bay, a 28-story tower containing 296 market-rate apartments, 11,000 square feet of retail, and an eight-story parking garage. The project was designed by Corwil Architects. Amenities will include a 28th floor pool deck, indoor and outdoor pools, fitness center, dog park, pet spa, business center, theater room, resident's lounge, and a business center with a cyber café offering computer stations and conference rooms.

Greenberg Traurig represented longtime client Mill Creek Residential in various aspects of the transaction, including real estate acquisition, title, land use, financing, and obtaining entitlements for Modera Biscayne Bay. Over the past several years, Greenberg Traurig has worked with Mill Creek Residential to bring about 3,500 new apartments to South Florida.

“We are very pleased to be able to help Mill Creek Residential acquire and develop the property as a continuation of its targeted growth strategy in South Florida,” said Bailine, a member of Greenberg Traurig’s Land Use Practice who focuses on the development and financing of complex real estate projects, including real estate, land use, and regulatory aspects. “The transaction represents an important step in the further development and maturation of Miami’s Edgewater neighborhood.”

Additional Greenberg Traurig attorneys on the deal were Miami Shareholders Marina I. Ross and Ethan B. Wasserman, and associates Eric Fisher, Michael J. Larson, and Marissa A. Neufeld.
