Gail Fairman

Gail Fairman focuses her practice on real estate law, advising clients on multi-jurisdictional corporate and finance transactions, joint ventures, and portfolio acquisitions and disposals. She has deep experience in coordinating cross-border real estate deals and advises corporate occupiers on virtually all aspects of their space requirements, from acquisitions of London office headquarters to disposals of manufacturing facilities. Gail counsels clients on the real estate aspects of insolvency and restructuring matters, and she has acted for a number of funds, investment banks, private equity houses, and insolvency professionals in real estate financings and with regards to administrations (including pre-packs), security restructurings, CVAs, LPA receiverships and bids for non-performing loan portfolios involving real estate assets.



  • Investment portfolio management for investor clients, including lettings, licenses, and general management work, including supervising and coordinating a team of eight people.°
  • Advised a private equity fund on the acquisition financing and then subsequent refinancing of a portfolio of 25, UK-based premium hotels by Deutsche Bank.°
  • Acting for a private equity fund on various hotel disposals and acquisitions across the UK, including coordinating overseas counsel.°
  • Advising several global private equity funds on the bidding, acquisition, and management of distressed debt portfolios of properties.°
  • Advised a leading international bank on the development financing of two new hotels in Central London.°
  • Advising global security trustee companies on their real estate consent processes.°
  • Advising a German bank on the acquisition financing of the premier shopping area in Birmingham, The Mailbox and their subsequent consent regime.°
  • Advising a global engineering firm on all their UK office space requirements, including the leases of their flagship Sheffield office and the sale of their London headquarters.°
  • Advising a major tech firm on their UK real estate matters, including restructuring their portfolio and the acquisition of their flagship central London facility at Paddington Basin.°
  • Advised a U.S. fintech leader on the lease of its first UK flagship premises in Central London, One Strand.°
  • Acted as general counsel for a real estate debt fund in Mayfair, advising the fund on various financings, real estate investments, and funds structuring matters.°
  • Acted for administrators on the restructuring and pre-pack Administration of a large chain of pubs in SE England.°
