Greenberg Traurig Santa Maria Advises Castello SGR on Rome Property Acquisition from Prelios SGR

MILAN – 22 March 2022 – A team from Greenberg Traurig Santa Maria advised Castello SGR in the acquisition of a property from Prelios SGR. The property, set to be utilized as office space, is in Rome’s dynamic EUR district.

The Rome Core I Fund, managed by Castello SGR, acquired the property in Via Paolo di Dono, 44, Rome, from Prelios, the Prelios Group’s asset management company, through the Cristoforo Fund - whose shares are indirectly held by Goldman Sachs. Rome Core I Fund units are indirectly controlled by the European Real Estate business unit at Investcorp.

The property is currently leased to an international organization affiliated with the United Nations. It features eight above-ground stories and two basements in a free-standing building designed for single-tenant offices and a commercial area of about 23,000 square meters, with over 174 parking spaces. The building has three rectangular wings, covering a total gross area of about 46,000 square meters. Following renovation between 2005 and 2008, the building was awarded Leadership in Energy and Environmental Design (LEED) Gold certification in 2010 and a subsequent upgrade to LEED Platinum in 2015, renewed in 2020. Last year, the LEED certification was confirmed at the highest Platinum level for a further five years.

Castello was advised by Greenberg Traurig Santa Maria for the real estate aspects related to the purchase and sale. This team included Shareholder Federico Barbàra, Associate Flavia Guancioli, and Trainee Alessandro Palminteri. The Greenberg Traurig Santa Maria team that handled the aspects of the representation related to the financing included Shareholder Alessio Gerhart Ruvolo and Trainee Giuditta Betti. The financing was granted according to the Green Loan Principles criteria in function of the characteristics of the property, meeting strict sustainability requirements.
