Grant Puleo represents developers, owners, operators, investors, lenders, and financial institutions in real estate, finance, and business transactions across California and throughout the United States. He handles acquisitions, development, construction, syndications, dispositions, leasing and financing across commercial, multifamily, student housing, hospitality, data center and other product types. An experienced trial attorney with more than a dozen jury trials and dozens of binding arbitrations to his name, Grant offers clients both transactional depth and courtroom experience.

Grant’s multi-family and student housing practice is a central focus of his work. He has guided national student housing owners and operators through billions of dollars in acquisitions, joint ventures, and financings involving off-campus, purpose-built projects serving major universities around the country. This work includes drafting and negotiating purchase and sale documents, joint venture agreements with institutional partners, co-invest documents, revolving lines of credit, and new or assumed debt secured by such projects. He also handles programmatic joint ventures involving hundreds of millions of dollars in core and value-add student housing investments and advises clients on ongoing ownership, management, and retail leasing issues within these portfolios.

On the multifamily side, Grant represents owners and operators in bulk agency financings covering properties in multiple states, including transactions through Fannie Mae and Freddie Mac programs, as well as dispositions of multifamily portfolios across the country. He also represents clients in hospitality transactions, including the purchase and sale, repositioning, financing and ground leasing of hotel and resort properties. His office, retail, industrial, and research and development leasing work has covered millions of square feet on behalf of major tenants.

Grant’s finance practice covers borrower and lender representation in secured and mezzanine loan originations and workouts totalling billions of dollars. He has advised national and regional banks, California finance lenders, and traditional and nontraditional lenders in acquisition and construction loans, revolving lines of credit, acquisition and development loans, and financings secured by first-trust deeds, pledged notes, and real-estate-owned (REO) properties across California, Florida, Oregon, Texas, and other markets. He also represents private equity and opportunity fund clients in the acquisition and financing of distressed promissory notes and REO properties, and prepares private placement and subscription documents for such funds. Additional business work includes the transfer of business assets, the formation and restructuring of joint ventures, private placements, opportunity funds, and franchise, real property, leasing, and finance matters for restaurant chain clients. Grant’s data center practice covers purchase and sale transactions as well as colocation agreements.

Grant’s litigation and dispute resolution practice covers real estate, finance, and business disputes, including lis pendens, quiet title, and partition actions. He provides risk management and litigation avoidance counseling, has testified as a witness at trial, in binding arbitration, and in deposition, and has represented hundreds of clients in mediations and mandatory settlement conferences. He completed AAA Advanced Mediation and Dispute Resolution training as well as 40 hours of training in Mediating the Litigated Case at Pepperdine University’s Straus Institute for Dispute Resolution.

He also represents trustees in the administration of large trusts holding substantial real estate assets. Grant serves as an adjunct professor of law at California Western School of Law, where he lectures on commercial real estate transactions.
