LONDON – April 14, 2022 – A team from global law firm Greenberg Traurig, LLP’s Banking & Financial Services Practice in its London office represented H.I.G. Realty Partners in connection with a GBP 76 million mezzanine financing to the Shiva Hotel Group and a EUR 59 million mezzanine financing to a private German self-storage company. Both transactions closed in March 2022. The Greenberg Traurig Berlin finance team also advised on the self-storage transaction.
The Shiva Hotel Group is a dynamic, privately owned hotel owner and operator based in the UK, with properties in Central London. The financing facility provided by H.I.G. demonstrates its commitment to the hospitality sector and ability to provide complex financing solutions to the industry at a pivotal time as it emerges from the COVID-19 pandemic.
“This loan will enable the development of the Shiva Hotel Group and the achievement of its commercial vision to build a portfolio of luxury hotels,” said Shareholder Partha S. Pal, who led the Greenberg Traurig team. “In H.I.G., Shiva has found a robust financial partner that is both creative and supportive, and that has a deep understanding of the hospitality business.”
Pal also led the Greenberg Traurig team for H.I.G.’s financing of the German self-storage business to further help that company’s already significant growth.
“This was a highly structured corporate loan designed for a real-estate-backed business,” Pal said. “It will play an important role in the financing of the business and is flexible enough to accommodate existing and future financings. Like the Shiva transaction, it demonstrates H.I.G.’s ability to provide highly creative financing solutions for real estate backed businesses.”
Pal continued, “We are delighted to have represented H.I.G. on both of these highly significant transactions. They demonstrate the ability of our finance teams to execute the most sophisticated structured real estate financing transactions in quick succession, both in the UK and in Germany.”
Greenberg Traurig’s finance team in London had a record number of UK and cross-border instructions in 2021 and will benefit significantly in 2022 with the addition of Daniyal Ansari from Bryan Cave Leighton Paisner LLP. Ansari, shareholder in the firm’s London Real Estate Finance Practice, commented that, “These transactions are great examples of the top-tier clients and market-leading structured real estate finance work at which Greenberg Traurig excels in London.”
