Karen Halm-Lutterodt focuses her practice on all aspects of commercial real estate. Her experience includes negotiating complex commercial real estate agreements and analyzing and assessing business legal risks for clients in connection with real estate acquisition, disposition, leasing, development and management of real property. She has wide-ranging experience in representing a national telecommunications provider in all aspects of its commercial real estate portfolio, including developing remedial action plans for environmental regulatory compliance. She advises clients on a broad range of commercial real estate issues including complex title review, land use and zoning, property management and dispute resolution, as well as evaluating environmental risks and liabilities in the leasing, acquisition and disposition of real property. Her experience also includes representing lenders and corporate clients in commercial mortgage foreclosures, mechanic’s lien actions, and municipal ordinance violations.

- Acted as national outside counsel to U.S. based wireless communications company in acquisition of real estate for communications infrastructure development and deployment.°
- Counseled and negotiated form leases for commercial tenant client with locations across the U.S.°
- Counseled clients regarding results of environmental due diligence investigations and mitigation of environmental liabilities.°
- Representation of corporate clients in obtaining liability assurances and tenant liability clarifications available under applicable state voluntary cleanup programs to facilitate property transfer and minimize cleanup liability.°
- Representation of client in evaluating and identifying environmental risks and liability in connection with a $58,000,000 stock purchase agreement.°
