Rafał Siwek focuses his practice on real estate. He advises international investors on real estate transactions, including acquisitions and disposals of commercial properties (shopping galleries, office buildings and logistics warehouses), including forward funding transactions and real estate related financing and refinancing projects. His experience includes also drafting and negotiating lease agreements, as well as complex legal assistance in corporate restructuring processes of real estate sector companies and day-to-day advisory on commercial and civil law matters.

  • Advised Invesco on two forward funding transactions of development of two single tenant built-to-suit distribution centers in Poland, with total GLA of approx. 300,000 sq. m.
  • Advised Panattoni Europe on the forward funding transaction of three built-to-suit logistics/production centers in Łodź (leased to Decathlon), Poznań (leased to Trioline) and Sosnowiec (leased to Toy Story), with total GLA of approx. 90,000 sq. m.
  • Advised Panattoni Europe on the forward funding transaction of development of a built-to-suit logistics center in Raszyn (leased to TNT).
  • Advised Invesco on forward funding development of a Multitenant Logistics Park near Wrocław.
  • Advised Invesco on the forward funding transaction of a built-to-suit logistics center for Castorama in Stryków, Poland, with area of 50,000 sq. m (including the day-to day advisory during the development process).°

  • Represented Invesco Real Estate, the global real estate investment manager, in the sale of a logistics park, with a total lease area of approx. 110,000 sq. m, situated in the vicinity of the Gdańsk international airport to EQT Exeter.
  • Advised Invesco Real Estate, the global real estate investment manager, on a transaction concerning the sale of A2 Warsaw Park, the largest single warehouse project in the Warsaw area, to Savills IM, acting on behalf Savills IM European Logistics Fund 3. The total value of the transaction was EUR 112.5 million.
  • Advised Torus on the sale of the Neon office building in Gdańsk, the fourth and final stage of the Alchemia business complex in Gdańsk, to the German fund DWS Grundbesitz GmbH Sp. z o.o. branch in Poland. The sale transaction, worth over EUR 80 million, is the second highest in the Polish developer’s history in terms of value and one of the largest in the history of the Tricity office market.
  • Advised Invesco Real Estate in connection with the sale of a logistic centre in Łódź to Savills Investment Management acting on behalf Savills IM European Logistics Fund 2.
  • Advised Heitman in connection with the sale of the Marynarska Business Park A-class office building complex located in the Mokotów district of Warsaw, to Benson Elliot.
  • Advised a Spanish private equity fund, Azora Europa, on the sale of the Cristal Park and Mokotów Plaza office buildings located in Warsaw.
  • Advised IREEF, managed by Invesco Real Estate, on the sale of its enterprise, i.e. IREEF-Crown Square Warsaw PropCosp. z o.o., the owner of the Crown Square office building to M&A Capital.
  • Advised Invesco Real Estate on the sale of a logistics center in northern Poland, with an area of approx. 160,000 sq. m to Vestas Investment Management.
  • Advised REINO Partners on purchase of Alchemia I Building in Gdańsk.
  • Advised Invesco Real Estate in the sale of the Raiffeisen Business Center, an A class office building located in the center of Warsaw.
