Rafał Siwek focuses his practice on real estate. He advises international investors on real estate transactions, including acquisitions and disposals of commercial properties (shopping galleries, office buildings and logistics warehouses), including forward funding transactions and real estate related financing and refinancing projects. His experience also includes drafting and negotiating lease agreements as well as complex legal assistance in corporate restructuring processes of real estate sector companies and day-to-day advice on commercial and civil law matters.

  • Advised Invesco on two forward funding transactions regarding the development of two single tenant built-to-suit distribution centers in Poland with a total GLA of approx. 300,000 sqm.
  • Advised Panattoni Europe on a forward funding transaction regarding three built-to-suit logistics/production centers in Łódź (leased to Decathlon), Poznań (leased to Trioline) and Sosnowiec (leased to Toy Story) with a total GLA of approx. 90,000 sqm.
  • Advised Panattoni Europe on a forward funding transaction regarding the development of a built-to-suit logistics center in Raszyn (leased to TNT).
  • Advised Invesco on a forward funding transaction regarding the development of a Multi-Tenant Logistics Park near Wrocław.
  • Advised Invesco on a forward funding transaction regarding a built-to-suit logistics center for Castorama in Stryków, Poland with an area of 50,000 sqm (including day-to-day advice during the development process).˚
  • Advised Invesco on a forward funding transaction regarding the development of a built-to-suit distribution center for Tesco in Gliwice, Poland with a GLA of 57,000 sqm and a value of EUR 37 million (including day-to-day advice during the development process).˚

  • Represented Gdańsk-based company Torus in the sale of the Format office building to a Singaporean fund represented by Greenstone.
  • Represented Invesco Real Estate, the global real estate investment manager, on the sale of a logistics park with a total lease area of approx. 110,000 sqm, situated in the vicinity of the Gdańsk international airport to EQT Exeter.
  • Advised Invesco Real Estate, the global real estate investment manager, on a transaction concerning the sale of A2 Warsaw Park, the largest single warehouse project in the Warsaw area, to Savills IM, acting on behalf Savills IM European Logistics Fund 3. The total value of the transaction was EUR 112.5 million.
  • Advised Torus on the sale of the Neon office building, the fourth and final stage of the Alchemia business complex in Gdańsk, to the German fund DWS Grundbesitz GmbH Sp. z o.o. branch in Poland. The sale transaction, worth over EUR 80 million, is the second highest in the Polish developer’s history in terms of value and one of the largest in the history of the Tricity office market.
  • Advised Invesco Real Estate in connection with the sale of a logistic center in Łódź to Savills Investment Management acting on behalf Savills IM European Logistics Fund 2.
  • Advised Heitman in connection with the sale of the Marynarska Business Park A-class office building complex located in the Mokotów district of Warsaw to Benson Elliot.
  • Advised a Spanish private equity fund, Azora Europa, on the sale of the Cristal Park and Mokotów Plaza office buildings located in Warsaw.
  • Advised IREEF, managed by Invesco Real Estate, on the sale of its enterprise, i.e. IREEF-Crown Square Warsaw PropCosp. z o.o., the owner of the Crown Square office building to M&A Capital.
  • Advised Invesco Real Estate on the sale of a logistics center in northern Poland with an area of approx. 160,000 sqm to Vestas Investment Management.
  • Advised REINO Partners in connection with the purchase of the Alchemia I Building in Gdańsk.
  • Advised Invesco Real Estate on the sale of the Raiffeisen Business Center, an A class office building located in the center of Warsaw.
  • Advised Invesco on the sale of Tesco’s logistics center in Gliwice, Poland, with a GLA of 57,000 sq. m.˚
  • Advised Buma, a Polish developer active mainly in Southern Poland, on the sale of an office building in the ‘Green Office Complex’ in Kraków.˚
  • Advised Invesco on the sale of a logistics center leased to H&M in Gadki, near Poznań, Poland, with a GLA of 83,300 sqm and a value of EUR 64 million.˚
  • Advised Varscovia I CB, a Spanish group of investors managed by ARIS SC, on the sale of the “M76” office building in Warsaw.˚

  • Advised a leading owner and manager of shopping malls in Eastern and Central Europe on a EUR 1 billion internal restructuring and transfer of real estate across Poland.
  • Advised various clients on construction law and planning law matters, including management and supervisory of due diligence processes in that respect, representation before administrative bodies and courts.
  • Advised Invesco on a corporate and real property restructurings and transfer of real estate across Poland processes including office buildings and logistics centers.°
