Joe Creech, Chair of Greenberg Traurig’s D.C. Metropolitan Real Estate Practice, guides clients through the full life cycle of commercial real estate transactions, including acquisitions, development, financing, leasing, and dispositions. He represents real estate investment trusts, institutional lenders, commercial developers, real estate advisors, investors, and property owners in deals across major U.S. markets. Joe has led negotiations on transactions involving every major property type, from office buildings and industrial facilities to retail centers and multifamily projects, as well as more nuanced assets such as health care and senior living facilities, air rights purchases, and mixed-use developments. Joe also has significant experience advising on data center development and related real estate transactions, an increasing focus in his practice.

Clients turn to Joe for strategic transactional planning across a broad range of corporate real estate matters. His work includes conventional loan origination and securitized loan servicing, the structuring and negotiation of joint venture agreements, commercial and retail leasing, sales, and distressed asset workouts. He also counsels clients on mixed-use projects, commercial shopping centers, property portfolio management, and construction and design contracting issues.

Joe brings depth to complex, high-value transactions, having handled matters spanning multifamily, office, data center, industrial, and retail properties in metropolitan areas throughout the country. His practice reflects a command of the financing, joint venture, and development structures that institutional investors and developers rely on when moving significant capital across multiple states.

Beyond his practice, Joe shares his knowledge as adjunct faculty at Duke University School of Law and as guest lecturer (former adjunct faculty) at the Georgetown School of Continuing Studies. He is a fellow of the American College of Real Estate Lawyers and the American Bar Foundation, and has been recognized by Chambers USA and by The Best Lawyers in America.

  • Represented a national pension fund advisor in connection with the acquisition, financing, development, and disposition of core multifamily, office, data center flex/industrial, and retail properties valued at more than $2.5 billion and located in major metropolitan areas in Maryland, Arizona, Virginia, Florida, Illinois, New Mexico, California, Texas, Georgia, Pennsylvania, and North Carolina.°
  • Represented a prominent institutional investor in connection with the joint venture acquisition of an existing loan with a pre-packaged deed-in-lieu of foreclosure agreement, as well as related financing.°
  • Represented a prominent national retail chain in developing a mixed-use project that involved negotiation of an air rights purchase agreement, a project development agreement, and a condominium declaration.°
  • Represented a state employees retirement fund involving a $194 million credit facility secured by multifamily projects located in four states.°
  • Represented an investment advisor to a state employees retirement fund in connection with the joint venture acquisition and development of core industrial properties in Florida, Illinois, Pennsylvania, and Georgia.°
  • Represented an institutional investor in connection with the joint venture acquisition and financing of a multifamily housing asset in Brooklyn, New York, subject to the city’s 421-a program.°
  • Represented a prominent institutional lender in the origination of a $95 million convertible construction loan.°
  • Represented a commercial developer in the joint venture acquisition and subsequent financing of a $124 million office project located in the mid-Atlantic region of the United States.°
  • Represented a prominent sporting goods retailer with leasing activities in the Washington, D.C., metropolitan area.°
  • Represented an institutional investor in connection with the acquisition of outstanding shares of common equity interests in REITs that owned multifamily and industrial assets in Texas and New York, respectively.°
  • Represented a REIT in the acquisition and financing of a $62 million mixed-use property in downtown Los Angeles.°
  • Represented a REIT in a build-to-suit industrial lease to a publicly traded company for more than 900,000 rentable square feet.°
  • Represented a joint venture industrial developer in the leasing, financing, and construction of multiple million square foot distribution facilities in the mid-Atlantic.°
  • Represented an institutional developer in the acquisition, financing, development, and leasing of industrial and medical office building projects in Maryland, as well as the negotiation of associated joint venture agreements.°
