Greenberg Traurig Represents Swire Properties in New Mandarin Oriental Project Development on Miami’s Brickell Key

MIAMI – June 5, 2023 – Attorneys at global law firm Greenberg Traurig, P.A. advised Swire Properties Inc in the negotiation and completion of various agreements with Mandarin Oriental Hotel Group for a new luxury hotel and condominium development on Brickell Key.

The $1 billion project, called One Island Drive, will feature two towers offering panoramic views of Biscayne Bay. The first tower, consisting of “The Residences at Mandarin Oriental, Miami,” will have 220 condo units with expansive floorplans of up to 4,700 square feet and two duplex penthouses, each spanning over 6,000 square feet. The second tower will replace an existing Mandarin Oriental hotel, which opened in 2000, and will have 151 guest rooms, 61 private residences, and 28 hotel residences.

Greenberg Traurig assisted Swire Properties with all hotel and residential management, branding, and licensing agreements, including structuring, phasing, and other related for-sale, construction, and development matters. The firm continues to serve as Swire’s counsel on the project development.

“Greenberg Traurig is proud to assist long-time client Swire Properties with this development, which will have a transformative impact on Brickell Key and the Brickell Avenue area of Miami,” said Hospitality Practice Co-Chair Samantha Ahuja, a shareholder in the firm’s Washington, D.C. office, who led the Greenberg Traurig deal team along with Miami Real Estate Practice Co-Chair Nancy B. Lash and Fort Lauderdale Tax Shareholder Joel D. Maser. “We look forward to continuing to work with Swire Properties to ensure a successful delivery of this iconic project, which represents another level of the company’s continued commitment to investing in Miami.”

Swire Properties has played a leading role in developing the Brickell neighborhood and has created a new center of gravity in Miami with the development of the 4.9-million-sq.-ft, mixed-use development Brickell City Centre, located across the causeway from One Island Drive.

Greenberg Traurig’s deal team also included Miami Real Estate Practice Co-Chair Gary A. Saul, Miami Real Estate Shareholders Marina I. Ross and Andrew C. Sharpe, Hospitality Practice Co-Chair Nelson F. Migdal, and Miami Litigation Shareholder Thomas R. Heisler.
