Steven Fleissig is a real estate shareholder in Greenberg Traurig’s New Jersey office. Steven focuses his practice on a variety of real estate and finance related issues. He advises real estate owners on purchase, sale, leasing, joint venture and financing matters. Steven is also experienced in representing lending institutions in real estate and asset-based financing transactions, restructurings and workouts.

Steven has lectured on multiple borrower lending transactions, mortgage foreclosure strategies, UCC issues, and retail and office leasing strategies. He also has written on UCC legislative developments, Section 1031 tax deferred exchanges and New Jersey lending laws.

  • Representation of the seller in the $1.05 billion sale of a portfolio of multifamily assets throughout New Jersey to a joint venture of Harbor Group International LLC and Cammeby’s International Group.
  • Representation of Hard Rock International in its joint venture to purchase Atlantic City's former Taj Mahal for Carl Icahn. Hard Rock International is the majority owner of the rebranded Hard Rock Hotel & Casino Atlantic City in partnership with the Morris and Jingoli families.
  • Representation of Treetop Development LLC in the $138.8 million acquisition of a portfolio of eight residential rental buildings in Queens from Algin Management.
  • Representation of Treetop Development LLC in the purchase of a building complex in Queens’ Far Rockaway neighborhood from E&M Associates for $135 million. The property consists of four interconnected elevator buildings, comprising 916 residential units, eight commercial units and a parking garage.
  • Representation of a New York City-based real estate acquisition and development firm in the negotiation of contracts for the purchase of land in Jersey City and Hoboken, New Jersey for the aggregate sum of $125 million.

  • Representation of Treetop Development LLC in the sale of Branch Brook Gardens for $69 million. Branch Brook Gardens is a 23-building, 404-unit, apartment complex on 17.5 acres in Belleville, New Jersey.
  • Representation of an active adult community developer as borrower on a $58 million term and construction loan facility in connection with the development of an assisted living facility in Reading, PA.
  • Representation of Treetop Development LLC in the $56 million sale of apartments in Philadelphia, PA.
  • Representation of M&T Bank in a $47 million construction loan to Shuster Development for the construction of a mixed-use property in Jersey City.
  • Representation of Kushner Real Estate in the $45.5 million purchase of Deer Creek Apartments in Plainsboro, New Jersey and a mortgage loan from Investors Bank.
  • Representation of Zurich Alternative Asset Management in $41 million purchase of an office building located at 35 Music Square East, Nashville, TN.

  • Representation of MSN Laboratories, one of the fastest growing research-based pharmaceutical companies, in the acquisition of 20 Duke Road in Piscataway, NJ from PSI, a global clinical research organization for over $17 million.
  • Representation of Mack Cali Realty Corporation in connection with its $15.5 million sale of office buildings located at 100 Willowbrook Road, 2 Paragon Way, 3 Paragon Way and 4 Paragon Way, Freehold, New Jersey.
  • Representation of developer in purchase, sale and financing of market-rate and HUD-sponsored properties across the country. Properties were located in New York, New Jersey, Pennsylvania, South Carolina, North Carolina, Florida, Tennessee and Arkansas. Property values range from $1 million to $115 million.
  • Representation of a real estate management firm in its acquisition of 150 luxury condominium units located in 60 story residential tower in East Side of New York City.
  • Representation of BG Capital Management in the sale of Misty Springs, a 128-unit apartment complex, located near Embry Riddle University, Daytona State College and Bethune-Cookman University, in Daytona Beach Florida.
  • Representation of PCD Capital in the purchase of the development rights of “The River Club” in Bogota, NJ for $17 million. The proposed development sits on the former Hess Oil terminal and an adjacent parcel which was the former Sifford Pontiac site. The combined 13 acres is situated between West Fort Lee Road and the Hackensack River.
  • Representation of investor group in the acquisition and financing of 5 and 7 Colony Blvd, residential complexes, in Wilmington, Delaware.
  • Representation of a joint venture between Edison Investment Advisors and Bergman Realty Group in the acquisition of an office building from Mack Cali in Roseland, New Jersey.
  • Representation of a client in the purchase of a 160,000 square feet office building on pier in Weehawken, NJ overlooking Hudson River for conversion to residential use.
