He represents leading private equity funds, developers, and institutional investors in the evaluation and mitigation of environmental concerns associated with the acquisition, development, financing and sale of real property, corporate mergers and acquisitions, and similar business transactions. Paul’s work also involves assisting clients in developing environmental diligence and remediation strategies and protocols, drafting and negotiating environmental provisions in contracts and agreements, navigating state remediation and brownfields cleanup programs and regulations, and evaluating environmental insurance options to mitigate potential risks.
Paul’s practice is multi-jurisdictional and national in scope. While rooted in Philadelphia, he represents clients acquiring, financing, and selling property nationally, throughout traditional gateway markets and beyond. He has also represented clients acquiring property and making investments in the United Kingdom, European Union, and Japan. He regularly advises clients concerning the potential impact of environmental conditions on commercial property and helps to develop strategies and solutions to effectively define, and address such issues in a practical, business-friendly manner. He assists clients in engaging qualified and experienced environmental consultants and contractors on preferred terms to conduct site and building assessments and remediation work, and to produce associated reports and other documentation to be shared with third parties such as regulators, lenders, tenants, or exit buyers.
