Matthew Donoghue represents a wide range of commercial real estate clients in connection with financing, acquiring, leasing, and selling real estate investments. He focuses his practice on the representation of institutional borrowers and lenders in the origination and negotiation of complex mortgage loans, mezzanine loans, and preferred equity investments to finance the acquisition, construction, and refinancing of real estate assets throughout the United States, as well as representing clients in connection with the restructuring of distressed assets including loan workouts, forbearance agreements, and note sales.

Matthew also has deep experience representing landlords, tenants, sublandlords, and subtenants in connection with ground leases, office leases, and retail leases, as well as experience representing clients in the acquisition and disposition of commercial real estate debt and equity investments across all asset classes.

  • Represented an institutional debt fund on the origination of a $325 million mortgage and mezzanine financing package for the acquisition and renovation of six multifamily properties located across the southeastern United States.
  • Represented an institutional debt fund on the origination of a $180 million mortgage and mezzanine financing package for a luxury mixed use apartment complex in California.
  • Represented an institutional debt fund on the origination of a $180 million mortgage loan for a mixed use, tax-abated apartment complex in Queens, New York.
  • Represented a developer on obtaining a $150 million revolving mortgage loan facility to finance the future acquisition and renovation of industrial outdoor storage properties across the United States.
  • Represented an infrastructure equity fund on obtaining a $110 million mortgage loan to finance the acquisition of a data center facility in Dallas, Texas.
  • Represented a developer on obtaining a $100 million revolving mortgage loan facility to finance the acquisition and renovation of light-use industrial warehouses across the United States.
  • Represented an institutional debt fund on the origination of a $100 million mortgage loan for a mixed use, tax-abated apartment complex in Harlem.
  • Primary real estate counsel for a technology-focused real estate investment company in their aggregation of multifamily properties across the United States.
  • Represented an investment bank on the origination of a $170 million mortgage and mezzanine financing of a mixed-use, condominiumized portfolio of 11 properties in Philadelphia, Pennsylvania.°
  • Represented an institutional debt fund on the origination of a $150 million financing of adjoining mixed-use complexes with underlying IDA PILOT straight-lease grants in Amityville, New York.°
  • Represented a majority joint venture partner on a $150 million property acquisition and related construction financing for the ground-up development of a mixed-use apartment complex in Denver, Colorado.°
  • Represented an institutional debt fund on the origination of a $130 million mortgage and mezzanine financing for the conversion of a Class B corporate office building into a Class A life sciences complex in Chicago, Illinois.°
  • Represented a developer on obtaining a $100 million revolving mortgage loan facility to finance the future acquisition and construction of single family home residential developments across the United States.°
  • Represented a landowner on a 99-year ground lease to a developer for the ground-up development of a large mixed-use apartment complex in Coney Island, New York.°
  • Represented a landowner on a 99-year ground lease to a developer for the ground-up development of a self-storage facility on the Upper East Side of New York City.°
  • Primary leasing counsel for a landlord owning about 2.6 million square feet of Class A office space across New York City.°
